Maak Dream Developers is a real-estate developer based in Dubai, selling residential units across multiple projects through a network of brokers and an internal sales team. In a market where availability, pricing and payment terms change quickly, the accuracy of shared information directly shapes the buyer experience and the developer's control over its own pipeline. The engagement began with an introductory call and a structured discovery session, followed by a scoped proposal.

The challenge
What needed to change
Like many developers selling through brokers, Maak Dream managed its sales cycle one conversation at a time. Leads, unit availability, sales offers, instalment plans and construction-progress updates were spread across WhatsApp threads, inboxes and shared spreadsheets. Whoever had last touched a record effectively owned it, and there was no single, authoritative view of which units were available, at what price, or under which terms. Access was equally informal: brokers, sales staff and administrators worked from the same files, with no reliable way to control who could see or change commercially sensitive information. As the portfolio of projects grew, this approach introduced risk into every hand-off, from the first enquiry through to the buyer's payment schedule and the progress updates they expected to receive.

Map the sales lifecycle
VulcanTech worked with Maak Dream's teams to trace how a unit moves from enquiry to offer, contract, instalments and handover, and to identify where information was duplicated or lost between brokers, sales and administration.

The team defined a single model for projects, units, clients, offers and payment schedules, with roles and permissions designed in from the outset rather than added after launch.

Brokers, sales staff and administrators were onboarded to views scoped to their responsibilities, moving day-to-day work off spreadsheets and messaging threads and onto the platform.

What was delivered
VulcanTech delivered a role-based CRM and ERP platform covering Maak Dream's full sales and delivery lifecycle. Leads Management and Broker Management structure the sales funnel and the developer's broker relationships. Inventory Management provides a live, filterable view of every unit across every project, including type, size, price per square foot, visuals and availability status. Client and Sales Offer workflows record each proposal against a specific buyer and unit, while Installment Management tracks the agreed payment schedule. Construction Updates attach progress information to each project so buyers and staff can see status without a phone call. Underpinning the platform, Roles and Permissions separate what brokers, sales staff and internal administrators can view and edit, replacing a single shared login with clear, auditable access.
